How Much Can a Marina Collection Buyer Borrow?

Two MAS Rules Size a Marina Collection Loan

The loan a bank can grant on a Marina Collection home is the smaller of two limits set by the Monetary Authority of Singapore. The loan-to-value limit caps it as a share of the price, at 75% for a borrower with no other housing loan, and the Total Debt Servicing Ratio caps the monthly repayments on all debts at 55% of gross monthly income.

Whichever limit is lower decides the loan. A buyer with a strong income may be held back by the loan-to-value limit, while a buyer with existing car or property loans may find the income test is the tighter of the two, as at October 2026.

In practice most buyers check both limits early. The loan-to-value limit is easy to work out once the price is known, while the income test needs the household’s salaries, bonuses and existing commitments.

Loan-to-Value Limits at Marina Collection

The loan-to-value limit depends on the number of housing loans already outstanding, and each tier sets a minimum share that must be paid in cash.

MAS limits as read on 30 October 2026; banks may apply stricter terms of their own.

The lower limit applies when the loan tenure exceeds 30 years, or when the loan would run beyond the borrower’s 65th birthday, using the income-weighted average age for joint borrowers. Loans on private homes can run for up to 35 years.

A borrower in their early thirties choosing a 35-year loan would both exceed 30 years and run past 65, so the lower limit applies. Choosing a tenure of 30 years or less, ending before 65, keeps a first loan at the standard 75%.

The TDSR Test for Marina Collection Buyers

The income test counts every monthly debt repayment, including the new loan. Fixed salary is counted in full, while variable income such as bonuses is counted at 70% after a 30% haircut; car loans, other property loans and minimum card repayments are deducted first, and what is left is turned into a loan amount.

The new loan is not tested at the rate the bank quotes. It is assessed at the higher of a 4% floor or the loan’s thereafter rate, so a later rise in interest rates stays affordable. The Marina Collection TDSR calculator applies these rules for one or two borrowers and shows which limit decides the loan.

Joint borrowers are assessed on their combined income and their income-weighted average age. Adding a second borrower can raise the loan the income supports, but an older co-borrower lifts the average age, which can bring the lower loan-to-value limit into play on a long tenure.

The calculator’s price field starts at an illustrative figure that is not the price of any home at the development; entering the real price of a shortlisted home gives a more useful answer, alongside the household’s actual income and debts.

CPF and the Lease at Marina Collection

CPF savings can go towards the share of the price above the minimum cash, the monthly instalments and the stamp duty, within CPF Board’s limits on the price and the valuation. CPF Board ties full usage to a lease that covers the youngest buyer to the age of 95.

Marina Collection stands on a 99-year lease from 3 January 2007, with about 79 years remaining in October 2026, which covers any adult buyer to 95. The remaining lease therefore does not reduce CPF usage for an adult buyer. The guide to the tenure of Marina Collection explains the lease dates.

Cash still has a role. The minimum cash share on a first loan, 5% at the standard limit, must come from cash rather than CPF savings, and that share rises to 10% at the lower limit and to 25% for a buyer with an existing housing loan.

Getting a Firm Loan Figure for Marina Collection

Because a completed home draws the whole loan at legal completion, about ten weeks after the option, an in-principle approval from a bank before the option is granted is the safest way to start. It states what the bank will lend on the information supplied, subject to valuation and final approval, and each bank sets its own terms on the borrower’s age and the lease.

The Marina Collection housing loan guide sets out the rules in full, and the Sales Concierge sends the price list so the loan, the cash share and the stamp duty can be worked out for a particular home. Showflat viewings are arranged by appointment through the Sales Concierge.

With a firm loan figure, the cash needed at each step of the completed-sale timetable can be planned in advance: the option fee, the exercise sum, the stamp duty and the cash share at completion.
