How Does Buying a Completed Marina Collection Home Work?

The Marina Collection Purchase in Three Payments

Buying at Marina Collection follows the timetable of a completed home, because the development received its Temporary Occupation Permit in March 2011. The current fact sheet sets the terms: a 1% option fee, a further 4% when the option is exercised within two weeks, and the 95% balance at legal completion eight weeks later.

From the grant of the option to the handing over of the keys, the whole process takes roughly ten weeks. There is no construction schedule and no instalment tied to building stages, since the home already exists and can be occupied as soon as the purchase completes.

The short timetable suits buyers who want to move in quickly, and it also means the money is needed sooner than on a home bought off plan. Planning the cash for each step before the option is granted keeps the process smooth.

Granting and Exercising the Option at Marina Collection

The process begins once a buyer has chosen a home. Paying the 1% option fee secures the option to purchase and reserves that home while the buyer confirms a loan, so this is the moment to have an in-principle approval from a bank already in hand.

Within two weeks the buyer exercises the option by signing and paying a further 4%. The two sums together make 5% of the price, which is exactly the minimum cash a buyer must put down on a first housing loan at the standard 75% loan-to-value limit.

The option to purchase and the sale documents for the chosen home set out these terms formally, and they govern over any summary, including this one.

The option fee is the smallest of the payments, but it reserves the chosen home while the loan is arranged, so the two weeks that follow are the time to settle the loan, plan the stamp duty and raise any question on the home itself.

Stamp Duty in the Marina Collection Timetable

The exercised option is the dutiable document, so Buyer’s Stamp Duty and any Additional Buyer’s Stamp Duty must reach IRAS within 14 days of exercise. That places the duty right at the start of the budget, next to the option fee and the exercise sum, rather than at completion.

The duty depends on the buyer’s profile, and the stamp duty calculator works it out for any value entered. The guide to who can buy and the stamp duty payable sets out the rates as at October 2026.

Because the deadline is fixed by law, it does not move if a loan takes longer to arrange. That is another reason to secure an in-principle approval before the option is granted, so the two-week window is used for paperwork rather than for finding finance.

Completion and the Loan at Marina Collection

Legal completion falls eight weeks after exercise. On that day the 95% balance is paid, drawing on the bank loan, CPF savings and cash, and the keys are handed over. Because the property is finished, the entire loan is drawn at once and the monthly repayments begin the following month.

On a first housing loan at the 75% limit, the bank’s 75% meets most of the balance and the remaining 20% comes from cash or CPF savings. A buyer with an existing housing loan, or whose loan tenure or age triggers the lower limit, needs a larger cash share, as the Marina Collection housing loan page explains.

An in-principle approval is subject to the bank’s valuation and final approval, which fall within the eight weeks before completion. Once the balance is paid, the home is ready to occupy.

Viewing a Marina Collection Home before the Option

Since every home is complete, the inspection comes before any money changes hands: a buyer can see the layout, the outlook and the finishes of the actual home. The current fact sheet sets a preview from 6 to 13 November 2026 and sales booking on 14 November 2026 (Saturday), with preview viewings arranged by appointment through the Sales Concierge.

The balance units chart lists the homes still available, the floor plans show each layout, and the TDSR calculator sets out the completed-sale timetable beside the loan estimate. Showflat viewings are arranged by appointment through the Sales Concierge.

Buyers comparing several homes often view them in a single appointment, since the homes on different storeys and stacks differ in outlook as much as in layout.

A buyer who already owns a home may also want to time the sale of that property against the eight-week completion, particularly where ABSD remission or a refund depends on selling within the period IRAS allows.

Marina Collection particulars come from the developer’s fact sheets, brochure and plans; statutory figures repeat the IRAS, MAS and SLA rules as read on the dates stated, and distances are OneMap straight lines from the site unless a road distance is given.
